On May 1st, 2024, we updated the Redfin Estimate which caused some temporary volatility. It should continue to calculate and stabilize over time.
Why is my Redfin Estimate different from my neighbor's if our homes are similar?
The algorithm operates on the information we have on each home. If we have more information on your home or your neighbors, this can result in different estimations. Additionally, no matter how similar a home may appear, each property has a unique story.
Why doesn't my Redfin Estimate match my appraisal?
The Redfin Estimate approximates a value based on the current data we have on your home. It can't replace a real estate professional coming and seeing your home in person.
My home is for sale, can my Redfin Estimate be removed?
Yes, just submit a ticket to our customer service team to have your Redfin Estimate removed. Or your listing agent can opt out of all real estate website estimations by saying no to ‘AVM” on the Multiple Listing Service (MLS).
Can Redfin manually change the Redfin Estimate?
No, but you can opt out of having the Redfin Estimate appear on your home. Just submit your request here.
Why aren’t my renovations increasing my Redfin Estimate?
There are some renovations that the Redfin Estimate cannot calculate at this time.
How does the Redfin Estimate graph display data?
The Redfin Estimate history graph plots historical Redfin Estimates as reported in previous months on redfin.com and in Home Report emails.
Why doesn’t my area have the Redfin Estimate?
We offer the Redfin Estimate, where we have enough local and home-specific data to maintain our accuracy levels. While we can’t give any specific information on expansion plans, we hope to provide the Redfin Estimate for as many homes as possible over time.
I don’t like my Redfin Estimate, what can I do?
As an alternative to the Redfin Estimate feature, we do offer the Owner Estimate feature for off-market homes. This feature allows you to select your own comparable homes and publish the Owner Estimate at the top of the page if you would like to share it publicly.
What is the Owner Estimate?
The Owner Estimate uses the same core machine learning engine that powers the Redfin Estimate. This model identifies a number of recently sold homes that are most similar to yours based on size, location, and other home facts and then gives you the opportunity to pick which homes are most similar to your own. Why do the Owner Estimate comparable homes display adjusted prices?
The model calculates an Owner Estimate in real-time based on the comparable homes you select. It does so by estimating an ‘adjusted price’ for each comparable home. The ‘adjusted price’ for comparable homes is our estimate of what each home would have sold for if it were the same size and in the same location as yours. We calculate this by adjusting the comparable home's sale price to reflect differences in size, location, and other home facts.
