Search by Property Features

Bryan Selner
posted this on December 2, 2012, 2:57 PM

Only want to look at condos under $500K, or a single family home with 3 beds and 2 baths? Redfin has you covered! To personalize your search, you can restrict the listings returned by changing your search criteria. This way you can find:

 Different types of homes:

    • for-sale-by-owner homes

    • recent sales

    • foreclosed homes

    • Homes that meet your criteria for price, beds, baths, and other features

    • Upcoming open houses

To change your search options, start by typing the neighborhood, city, or zip code of your search into the search box. Click on the search button (looks like a magnifying glass), which will take you to our map page. You can find the search box under the ‘Find a Home’ on the main page or within the white text box at the top of the screen on other pages. Once on the map screen you’ll see the ‘Filters’ button:

Once you hit the filters button you’ll see a drop down menu that looks like this:

Property Type

  • House: The results will include detached, single family homes.

  • Condo: The results will include condominiums.

  • Townhouse: The results will include townhouses.

  • Multi-family: The results will include duplexes, triplexes, and other multi-family buildings.*

  • Land: The results will include vacant land.*

  • Other: The results will include properties which do not fit into any of the above categories such as timeshares, parking, and ranches.*

Include**

  • MLS listings: These listings have been entered into the Multiple Listing Service by an agent or owner.

  • MLS-listed foreclosures: These listings have been entered into the Multiple Listing Service by an agent or owner and the marketing remarks contain keywords such as foreclosure or bank owned.

  • For-Sale-by-Owner (FSBO) listings: These listing results are posted for sale without a listing agent. A for-sale-by-owner listing may be listed in the MLS, or on a number of for-sale-by-owner websites.*

  • Foreclosed homes: The results will include homes in foreclosure from the bank's website. These homes are likely not for sale.

  • Sale Records: These are recent property sales pulled from the Multiple Listing Service (MLS) and public records.Recent past sales can be useful benchmarks for evaluating the price of a listing or doing a Comparative Market Analysis. Include these results by selecting a time period in the Sale Records drop down box.

  • Schools: Check this box to display local schools on the map alongside your results.

* Redfin currently services houses, condos, townhouses, and multi-family properties with up to 4 units. Redfin does not offer service on other property types. Furthermore, unless a home is listed in the MLS, Redfin will not be able to assist you with a purchase. We display potentially ineligible listings because the information is available to us, and we want to make our search experience as in-depth as possible.

** MLS rules in the Bay Area do not allow us to show MLS listings alongside information from other sources.

Home Facts

  • Square Feet: This will restrict the listings return based on the approximate square footage of the building on the property.

  • Lot Size: This will restrict the listings returned based on the approximate square footage or acreage of the property.

  • Parking: This will restrict the listings returned by the number of parking spaces on the property. Check the Has garagebox to restrict the results to properties with a garage.

  • Has view: Only listings that are noted as having a view will be returned in your results.

  • Fixer-upper: The marketing remarks for these listings contain keywords such as TLC, needs work, handyman special and contractor special. Alternatively, the listing agent specifically marked the listing as a fixer.

  • Waterfront: This will restrict the listings returned to those designated as waterfront properties.

Remarks Search

This field is a great way to search for options that might not be typical. Like searching for a pool or single story home. Enter any phrase that you are interested in, like “rambler” or “pool”. If the listing agent has included this description on the home, Redfin will help you find these types of homes. If you enter multiple terms, only listings whose descriptions contain all of them will be included in your search.

Suggested searches:

  • Find the home that suits your personality with a search for craftsman, loft, bungalow, or tudor.

  • Narrow your multi-family search by searching for duplex or triplex.

  • Stay warm by searching for fireplace.

  • Find a house with a mother in law apartment.

  • Get the features you want with a search for hardwood or maybe granite countertops.

  • Search properties with a hot tub or a pool

Note that at this time, the remarks search is restricted to a listing's marketing remarks and does not search the full text of the listings amenities.

Other Options

  • New Listings: Selecting this checkbox will display only results that were listed yesterday and today. Redfin updates its listings from each MLS at least daily. For many MLS systems, Redfin updates every 15 minutes.

  • Open Houses: This will show you only homes that have a scheduled open house. You can further refine the search to select open house results for the coming weekend or anytime.

  • Days on Redfin: The listings returned are filtered based on the amount of time they have been actively for sale on the market. For example, if you select Less than 60 days for Days on Redfin, the results will contain all new listings that have been added to Redfin in the past 60 days.***

  • Status: The listings returned are filtered based on their current status. You can choose to see active listings, under contract/pending listings, or both types side-by-side. This filter does not affect searches for sale records.

  • Price Reduced****: Selecting this checkbox will display only listings with at least one price reduction. You can use the drop-down menu to show homes whose last price reduction occurred during a specific time period.

  • Exclude short sales: Check this box to exclude properties marked as short sales by the listing agent when submitted to the MLS or in the marketing remarks.

*** The Days on Redfin value is derived from the date the listing was first displayed on Redfin's site, not from data in the MLS listing because of MLS restrictions.

**** Price reduced may only be available when signed-in with verified email due to MLS restrictions.

NOTE: only homes that match all of your search criteria will be shown. For example, if you select the price reduced and open house checkboxes, you will be shown only those listings which are price reduced AND have an upcoming open house.

The 'Remarks' section is useless.

I typed 'basement' in there to see houses that have basement but it wiped out almost all houses even though the details clearly has basement multiple times.

May be that remarks search doesn't go to details of the property and only checks top description.

If that's the case, then it is useless.

Sorry to hear that being able to search the remarks that the listing agent entered wasn't helpful in your quest for a home with a basement. This is a search type that works well for some--but not all--purposes.

You are right that it doesn't pull from the whole data set for a listing, just the marketing remarks approved by the seller of the home, so it will only search by what the homeowner and their agent think are the most important attributes of the listing.

Right now we don't have way to search for just homes with basements, if you are looking at a small enough subset of homes, you may be able to check them quickly for style from the list below the map that displays your search matched homes.

Also, within a given area, you should be able to use year built to bracket for style (with basement) to help narrow down the field. Then if you haven' t started with a Redfin buyer's agent yet, why not let our local team help you in your search? Just let us know how we can help!

Hopefully you can find homes that match your criteria with Redfin's search tools!

When you find a home you would like to move forward on, you are only a click away from selecting an agent to work with, request an appointment to see the home in person or start working on terms for making an offer.

You will have these options for each home that we can provide brokerage service for:

I use redfin daily in my search for properties as I buy investment properties, but some areas do not show  SOLD and ACTIVE at the same time, other locations due. Is there anything I can do to change the areas that don't combine them?  I would make it much easier for to see comparables right away.  HELP

Hello Rae,

Thanks for using Redfin! I'm glad you have gotten good use out of the website!

If while searching, you have 'Sale Records' marked, they should show up with the results of that search. To make sure it is marked, go to 'More Options' and you'll see 'Sale Records' and you'll be able to pick how far back you want to go. If you search in one area with 'Sales Records' marked, and then move to different area it can reset the search options, which is what I think has happening to you. If you move to a new area of the map or search a new location, just make sure you mark 'Sale Records' again.

Let us know if that isn't the case, and we will look into it further for you.

Thanks!

Is there a way to narrow to "lease option" and/or "owner carry" may carry.....it  seems no, but thought

I'd ask - this would be a very helpful option to be able to search on financing terms

Thanks!

Thank you for asking, but since our brokerage doesn't handle leases we have not created a way to sort for any kind of rentals or lease options.

Searching by financing terms might be of interest to some of our buyer clients, but like many other search requests, it affects a pretty narrow band of properties, so we haven't made it a priority.

Your questions tell me that you have spent a good amount of time on our website, we appreciate you being a Redfin user. Please let us know if we can get you matched up with a local agent for buying or selling a home---or both!

It should be very simple to exclude properties with features I do not want, such as pool, especially with little kids. This is really important, please redfin, include this negation, include both remarks and the line item where there is a Y or N option for pool.

Hello Surya,

Thank you for your feedback and for using our website. You can X-out properties after you have decided they are not the home for you or your family. That will gray out the home so that you will not mistakenly look at that property again. I hope this helps!

Thanks!

Lease Option is a PURCHASE Financing method NOT a rental - as is Land Contract, Owner Carry -

Nice dodge

Sorry if I wasn't clear, we don't handle rentals and typically we don't handle leases either. There may be a rare occasion when we would handle a lease with option to purchase, but we only handle contracts that include a purchase.

Happy to answer any other questions or provide details, no dodge intended. Really it just has to do with the focus of our business, what kinds of searches are effective given how Listing Agents are (or are not) required to enter data in the MLS and how many separate searches we have space for on our web pages.

Hello Priyanka,

Thanks for using Redfin.com to find your dream home! Currently, there isn't a way to search for houses near high rated schools. The best bet would be for you to see what the top schools in an area are, then search for homes near those schools. Sorry for any inconvenience, but I hope this helps!

Readfin staff,

I have found this website to be one of THE BEST out there.  I have spent literally HUNDREDS of hours searching for the right place for me and my pets.  With the exception of a 360 degree street view and a couple of other key indicators (which are readily available on other 'sites) this site offers KEY information at a glance.

Nevertheless my suggestions for an even quicker, easier and more effective navigation-to- purchase experience:

1. Adding 'pets'/'pets OK' or specific animals in remarks is NOT enough as it omits places that actually do allow them. Accordingly, it would be easier to offer such MAKE or BREAK a deal information under the "Home Facts" option.

2.  Although I THANK YOU! for providing tax and HOA information (and oftentimes HOA twice) could you perhaps provide Tax/HOA (and maybe even a calculator and/or calculated total monthly charge) NEXT TO the listing's status?

I realize everyone's needs vary but I'm pretty sure that even with varying needs, i.e., good schools, et cetera everyone needs to know what their minimum home operating costs will be regardless of if they are acquiring their purchases via cash or financing.

Thank you for an otherwise great 'site!

Hi Yi,

Though Redfin does not have a current option to search for a single story home at this time, you can utilize the the Remarks Section, found in the More Options box on the map page, to add a phrase such as "single story" or "rambler".  Click Update Search and if a listing agent used that term in their description of the home, Redfin will be able to filter those results for you.

Thank you for using Redfin!

Hi,

I am hoping that eventually redfin will add "style" as search features as I want to search 2 stories home with basement or 3 stories.

Also, I tried the remarks for "second kitchen" since most listing include them in the interior features but it does not really show what is out there.

Thank you

Hi Deb,

Redfin does not have a drop box to search by single story homes at this time.  The number of levels a home has is not a required field in the MLS so it is not the most reliable way to search.  I would be curious to know what search criteria you are using?  Usually if you enter the phrase "single story" or "rambler" under Remarks, Redfin will be able to keyword search for you.  I would love if you gave Customer Service a call to discuss further, we can be reached at 877-973-3346.

Thanks for using Redfin!

I am looking specifically for a 2-4 unit property to owner-occupy and rent at the same time.  I am sure you have many other users specifically interested in 2-4 unit properties as investors.  However, searching by multi-family returns many 1-unit half-duplexes and I have to manually sift through and "x-out" those to find the very few multi-unit properties.

Please consider combining "TownHouse" and "Multi-Family" into a single category for single-unit properties that are part of multi-unit buildings and introduce a new "2-4 Unit" category for true FULL Duplexes, Triplexes and Fourplexes as well as 2-Dwelling Properties where there are two seperate buildings on the same parcel.

We need additional  "SORT BY" search modifications such as allow for architectural period or style. For Spanish Colonial / Mission revivalist, I have had to: a. revert to separate Google Search web-wide window for Redfin properties within these parameteres and then b. revert back to Redfin site by c. clicking on GS-provided link and then d. toggle back and d. forth between windows. A simple, intuitive in-site search mechanism/button would eliminate these extraneous steps. Not all potential properties of interest are viewed within 'Collections'. Please fix this awkward flaw.

HI Guys,

I had a suggestion or two for search results, if you like?

For people who are looking for land, there is a big difference in "raw" land versus land that has things like water and septic on it. Putting in a septic usually isn't too bad, a well is so-so, but getting electricity out to a parcel can be really expensive. Being able to filter search results by these various options would be very helpful. (ie: raw, electricity, or electricity + water).

Also, it would be really neat to be able to filter results in an area by school district, since that can make a difference between one house and another. Maybe a map outline or just a filter option?

Overall the site is great and my go-to option for house hunting. Thanks for having such a good interface!

Redfin staff,

I have been actively looking for houses in dallas, TX area for the past one month. The reason I preferred Redfin to all the other websites is because it lists the description of the rooms, sizes, what level they are in etc. Its the most detailed I have seen. But I woke up this morning to find all those details have disappeared. I am extremely disappointed. Now I have to ask my Realtor for details on each and every listing and it takes a loooot of time. Please include the details again.

Hello,

I've encountered the same issue.  Details regarding room sizes and what floor the rooms are on no longer shows up.

The "Property Details" section now only shows the following:

# of baths

# of rooms

# of dining areas

# of living areas

# of stories

# of garage spaces

Interestingly, garage dimensions have been retained for a couple of older listings, but don't show up for newer listings.

additional search options need to be added.

If the word Auction is present in the remarks these should be filtered out as they are really not for sale

Taxes should be a searchable field so if the taxes are too high you can filter them out.

Probably 90% of the condos that meet my search criteria are not something that I am interested in because they are "attached / common walls" units.  This means that the vast majority of time I spend on the 'site is un-necessary.

There are "detached" condos out there.

Can you please add this option to filtering?

I've asked in the past, but now am pretty well begging.  This lack in options costs me many hours each month.

Thanks, Jake [in reference to above request]

To be clear, there were some "detached" units that came up in searches, its just that the overwhelming majority were "attached".

Right now I'm trying a work-around.  I've split the searches in each zip code in to two separate searches, 1) single family homes, and 2) condos, Townhomes etc. with the word "detached" as a search term.

October 18, 2014, 11:06 AM

Dan McAuley

Update on above comments ...

This work-around does not entirely work because some condos / THs will not use the descriptor of "detached".  Instead they will say "no common walls".  Also, the word "detached" sometimes is used in listings to describe the garage of an "attached" condo / TH.

A dedicated filter would still be very beneficial.

Hello Dan,

Thanks for the follow up. I would have to agree with you. Search via the 'Remarks' section is the best way to find some of those homes. Make sure that you check all of them without that requirement though. You might miss a few that fit your detached/common wall requirement if the listing doesn't state that.

Let me know if you have any other questions! I'd be happy to answer them.

First, I want to say that I love using Redfin. Sometimes I am notified with new homes from Redfin  before I get the e-mail from my agent which is automated from MLS.

I do not understand why there is no option for pools. If there is a community pool and the seller does not have it in the description section then there is no way to search. The search options are very limited.

As per the comment above about the # of stories is not a required field. Does Redfin have any leverage on what fields should be required. If so, I think Redfin and other property search companies should explain to the industry that buyers are demanding more information.

Here are some of the options I would like to see.

  • Community Pool
  • Pool on site
  • Crime Stats
  • 1 Story or 2 Story ( even if it is not a required field, I think I should be able to search on the ones that are populated). This can be explained in the search options. I will create one search without the option and another search with the option.
  • Elderly or Handicap friendly ( More American's are living longer and may be using a wheelchair or other medical equipment to get from room to room).
  • Builder (Does not have to be a search option, but available)
  • Subdivision Name
  • Estimated driving time to downtown of closes major city ( does not need to be a search option). I live in the Dallas area and the suburbs are getting further away from downtown Dallas. I would like to know how long it will take to get to work. I am not looking for a specific zip code so every time I like a property, I have to figure out the driving time to work.

I live in the Dallas where a good house will sell in the first few days. I may overlook a house because I am spending so much time reading all the property details that I move on to the next house. The more tools I have to find the perfect home benefits me and Redfin.

Thanks,

Richard

It would be cool if elevators returned searches that weren't elevated :-/

Is there a way to search 'Pet Friendly' or 'Weight Restricted'? Just typing it in as a keyword does not show results for me, at least on my end.

Hi Greg!

Thanks for writing in. At this time, there isn't a way to search 'Pet Friendly' or 'Weight Restricted' on our site, I do apologize. As a pet owner, I think adding this would definitely be helpful to a lot of users, so I'll ensure that I pass the suggestion along to our engineering team so they're made aware of it. If there is anything more we can do to help, please let us know.

Thanks for using Redfin!

You should also give the user ability to search homes based on school API. For example "Give me all homes that have elementary/middle/high school score of 9 and above" etc

You have schools loaded in as a data field in the listing - there has to be a way to pull that info out so you can filter it, right?  I love Redfin - this is the only piece I think is lacking. Looking forward to listing my house in a couple weeks and buying a new one with you as well.

Hi Randy,

Thanks for writing in. I'm happy to hear you not only love Redfin, but that you will be buying and selling with us as well! AS far as your question goes, are you looking to completely filter schools out of the search equation all together? Or are you looking to be able to filter by school data itself? Could you send an email over to customer-service@redfin.com letting us know more? I would greatly appreciate it.

Sincerely,

Jake

Please include " master bed room on main floor" and Frem HS in the search.

One of the best sites to search homes by far. I rely on it too much that I forget there are others too. Thank you for that.

A suggestion, I am assuming search by 'basement' or 'no basement' must be on a lot of buyer's minds. Could you please add that feature?

Hello Vaibhav,

Thank you for taking the time to reach out to us with your suggestion! It’s always nice to hear from our users regarding what we can do to improve upon our site. Being able to filter our search results based on basements is a great idea! I want you to know that I am sharing your request to our engineering team for their consideration.

Cheers,

Jessica
